
Our spacious Queen Anne Victorian features
eight distinctive guest rooms, each named for a storied upstate
New York Catskills Mountain river. And our two bedroom "Retro
Suite" offers a nostalgic space decorated with midcentury
kitsch. Wireless internet is available throughout the inn.
The common rooms on the main floor are anything but common.
Upon entering the River Run Bed and Breakfast Inn, you will
likely find yourself drawn to the warmth of the front parlor
hearth, surrounded by books, games, and piano. Step into the
oak floored dining room, bathed in the colors of the inn's signature
stained glass windows. Each morning you will be treated to one
of our famous hot breakfast dishes (Baked French Toast, Mushroom
Quiche, etc.), hard boiled eggs, yogurt, fresh and dried fruits,
cereals, assorted breads, bagels, English muffins, orange juice,
milk, coffee and tea. |

Located in the front of the house, this

Bright in the afternoon, this room features
a queen size and a twin size bed, hardwood floors, ornate brass

Bushkill Room
Located at the end of the hall, this room
features a queen size bed, hard rock maple dresser, sink in
the room, and private bathroom with a shower just across the
hall from the room (there is no hall traffic between your room
and the bathroom). Bathrobes are provided for your convenience.

The third floor has four guest rooms that
share two hall bathrooms, as well as a small TV/sitting room
for all to enjoy. If you rent two of the guest rooms, you would
have one hall bathroom for your party. The third floor rooms
are ideal for the budget traveler or a group of 8 to 10 people.

Retro
Suite
Our most popular room, this ground level apartment steps out
to the backyard. The space is perfect for groups or families,
as well as extended stay guests. The first bedroom features
a king size bed and private bathroom with a shower. The second
bedroom features two twin beds and a private bathroom with a
claw foot tub. There is also a fully equipped kitchen/sitting
room with a table and four chairs, sofa, and TV/VCR.

RATES
Rates are per night, plus tax, and include
an expanded continental breakfast each morning: one hot dish
(baked French toast, mushroom quiche, etc.), breakfast breads,
bagels, English muffins, fresh fruit, granola, yogurt, dried
fruit, hard boiled eggs, cereals, oatmeal packets, milk, orange
juice, coffee and tea. Rates may be higher during holiday
periods.
PAYMENT
A 50% deposit is required to confirm
a reservation. We accept Visa or MasterCard. The balance is
due upon arrival.
CHANGE AND/OR CANCELLATION POLICY
As a small, personally run bed and breakfast,
we are particularly reliant upon advance reservations. Accordingly,
we ask that you notify us as soon as possible if your
reservation will need to be changed or cancelled.
If the cancellation or change
is received 14 or more days prior to your arrival date, you
will receive a refund of your deposit (less a 10% processing
fee).
If the cancellation or change is received within 7 to 14 days
prior to your arrival date, the deposit is then non-refundable.
If the cancellation or change
is received within 7 days of your arrival date, the full balance
for the entire stay will be charged to your card.
If you fail to arrive on your confirmed arrival date, the
entire amount for your stay will be charged to your card.
Cancellation and no show charges are non-refundable and non-transferable.
There is no refund for early departures. Due to our intimate
size, there unfortunately can be no exceptions to this policy.
RESTRICTIONS
Very well behaved dogs over one year
old are welcome in the spring, summer and fall (sorry - no
dogs in the winter - see Canine Code of Conduct below). Children
are welcome as well. The interior of the house is a non-smoking
facility, however there is a lovely covered front porch for
your convenience. Social drinking is acceptable.
INTERNET ACCESS
Complimentary wireless internet access
is available throughout the house.
CELL PHONE SERVICE
Please note: there is limited cell phone
service in the area. We have a complimentary guest phone available
for local and long distance calling. Our phone number for
incoming calls for guests is 845-254-4887. Our main phone is
845-254-4884. There are no telephones in our guest rooms.
You'll want to give your faithful companion
the very best vacation possible, so naturally you'll be spending
most of your time together enjoying the many pleasures of
our delightful area. Experience has shown us that the following
considerations will help maximize the enjoyment of everyone's
stay:

Dogs are allowed at the inn during the
spring, summer and fall seasons. Dogs are not allowed
during ski season (mid November to mid April).
A $10.00 per night fee applies to pets. Please make sure
your pet is clean and all vaccinations & flea treatments
are current.
All pet arrangements must be made with the inn prior to
your arrival.
Only very well behaved dogs over one year old, please.
Please bring along your dog's own food, dishes, leash,
blanket /bed, toys etc.
Upon arrival, dogs must be walked before checking in.
If possible, please enter the inn yourself before bringing
your dog inside.
A hamper is provided on the front porch with towels and
plastic bags. Wet/muddy pets must be dried off thoroughly
before entering the inn.
A "pooperscooper" policy is in effect on our
property as well as in our village.
Dogs must be on leash inside the house. Public space (parlor
and dining room) is "people only."
Please keep pets from jumping on the bed and furniture.
If this is not possible, we ask that you bring a comforter
or sheet from home.
To protect our floors, mats are provided for food and
water dishes.
We request that pooches not be left alone in your room.
Kennel crates are provided and must be used.
At no time can a barking dog be left unattended!
We are not set up for meals other than breakfast. Please
discuss with us if you need "doggie dining"
options.
Dogs must be supervised at all times on our property,
as the yard is not completely fenced in.
It goes without saying (but we will anyway!) that all
canine guests be absolutely non-aggressive, completely
quiet and totally housebroken.
Extra charges will apply in the event of "accidents",
(which must be cleaned immediately), or any damage to
the property.
Your dog's health, safety and obedience (i.e. towards
other guests) remain, at all times, your responsibility. |
